All renters must purchase General Liability (GL or CGL) insurance for their event(s). General Liability insurance protects you and your guests from accidents during the event that you might be liable for. This protects you, your guests, and the Triway Grange.
Select your insurer. (Talk to your insurance provider, search Brave AI summary and results, Google AI overview, etc.)
Provide insurer with correct information:
Date(s) insured. If recurring then generalize as monthly|weekly|twice weekly|etc. from _start date_ to _end date_.
Type of Insurance: General Liability (GL) or Commercial General Liability (CGL)
Coverage amount: At least $1,000,000 (one million dollars) coverage minimum
INSURED section includes: Additional Insured: Triway Grange #1093 and its Officers and Members, 3509 Seattle Hill Rd, Bothell, WA 98012
CERTIFICATE HOLDER section must explicitly name Triway Grange
Triway Grange #1093 and its Officers and Members
3509 Seattle Hill Rd
Bothell, WA 98012
Other information requested by insurer: # of people expected to attend, event purpose (private party, music practice, meeting, etc.)
Finalize and purchase insurance policy from insurer
Insurer then sends an ACORD 25 form (the "COI") directly to Triway Grange (triwaygrange@gmail.com and physical mail address). Insurer may also send you same COI form. If insurer does not send form directly to Triway Grange then forward company name and policy number.
Requiring a COI is an industry standard for most rental venues. Choosing a different venue will not change your need for a COI.
"ACORD 25" is the insurance industry's standard COI form.
The Triway Grange does not endorse any specific insurer. Talk to your insurance provider or do your research (Brave AI summary and results, Google AI overview, etc.) to select and work with the insurer of your choice.
Make sure you purchase General Liability (GL) or Commercial General Liability (CGL) insurance. There are other types of insurance that don't apply such as Liquer liability and Professional Liability.
Even if you do not choose Triway Grange for your event you should make sure you are protected.
Homeowner's Insurance and Renter's insurance policies do not cover events not held at the insured residence.
Triway Grange carries building liability insurance. This covers the Triway Grange building. The Renter is responsible for some liabilities (such as a renter causing damage or hurting someone).
Excerpt from the Triway Grange Rental Agreement Section 4 "Liability Insurance" with key terms bolded:
Liability Insurance: If renting for a physical activity, the Renter must provide a properly executed
Certificate of Liability Insurance (“COLI”) for at least one million dollars of General Liability Insurance on
which the Triway Grange #1093 and its Officers and Members have been named as the Certificate Holder,
and as an Additional Insured.
Sincerely,
Zephan Schroeder

To obtain a Certificate of Insurance (COI) for general liability:
Insurance Carriers: Purchase a policy from a licensed insurer (e.g., The Hartford, Progressive Commercial, Liberty Mutual, Chubb). Most carriers automatically generate an ACORD 25 COI upon policy issuance, which can often be accessed via their online portals or by contacting your agent.
Agents and Brokers: Licensed insurance professionals are authorized to issue ACORD certificates on behalf of the carriers they represent. You must contact the specific agent or broker who handles your policy to request the document.
Digital Platforms: Some insurtech platforms (e.g., Insureon, ERGO NEXT) allow business owners to generate and share customized ACORD certificates directly through their mobile apps or online accounts after purchasing a policy.
Key Distinction: ACORD forms are standardized documents used for verification. The insurance coverage comes from the carrier, and the certificate is issued by the carrier or its authorized agent.
An ACORD Certificate of Insurance (COI) for general liability—specifically the industry-standard ACORD 25 form—can only be issued by a licensed insurance provider, broker, or agent. ACORD itself is a data standards organization and does not sell insurance or issue certificates directly. [1, 2, 3, 4, 5]
The top commercial insurance providers and platforms that provide these certificates include:
Major Commercial Insurance Carriers
Progressive Commercial: Policyholders can instantly download or request an ACORD COI for general liability through their online account portal or by calling customer service. [1, 2]
The Hartford: Automatically issues an ACORD 25 COI upon general liability policy activation and allows instant generation of new, customized copies via their "My Account" digital portal. [1]
Hiscox: Provides automated online policy management where small business owners can generate and download a customized COI by inputting their policy number and email address. [1]
Digital-First Business Insurance Providers
Next Insurance: Specializes in 24/7 on-demand digital certificates. Policyholders can use their mobile app or desktop account to generate unlimited customized COIs and add an "Additional Insured" instantly at no extra cost. [1]
biBerk: A Berkshire Hathaway company that provides an online platform for small businesses to purchase general liability policies and quickly download digital ACORD certificates. [1, 2, 3, 4]
Simply Business: An online brokerage that aggregates commercial general liability quotes from multiple carriers and facilitates immediate digital COI delivery. [1, 2, 3]
...
An ACORD certificate (often referred to as a COI) is the industry-standard, one-page document that verifies your General Liability (GL) coverage. It summarizes your policy limits, deductibles, and effective dates. Crucially, ACORD does not provide insurance; it simply supplies the standardized forms that licensed insurance companies, agents, or brokers use. [1, 2, 3, 4, 5]
Because you need an active General Liability policy to generate an ACORD 25 Certificate, you must secure your policy through a licensed business insurance carrier or broker. Top providers servicing the Mill Creek, WA area include: [1, 2, 3]
The Hartford: One of the nation's largest carriers, offering immediate ACORD form generation through their online portal. [1, 2]
Hiscox: Specializes in small business coverage and allows policyholders to request COIs easily via their online account. [1, 2, 3, 4]
NEXT Insurance: Known for 100% digital, on-demand insurance with unlimited, free ACORD certificates you can share directly with clients. [1, 2]
Progressive Commercial: Offers broad liability coverages and free COIs upon request through your agent or online dashboard. [1]
Local Agents: If you prefer a hands-on approach, brokers in the greater Seattle/Mill Creek region (such as Secord Agency located nearby) can underwrite GL policies and draft official ACORD forms on your behalf. [1]
